After listening to your telecourse we went to a tax sale in Rich County, UT. Just as you said, most of the properties were redeemed prior to the sale. One was not. The man owed just over $3000 on his property and was at the sale. He kept saying you can't sell my home for only 3 grand. The sherriff had to control him as the sale proceeded. There were 4 bidders and it went like this - "We are starting the sale, This is # 15 on your list, located over by Bear Lake. Any questions on the property identy? Ok lets proceed - As you know we've give the owner an extra 1/2 hour to come up with the money and he has not been able to so we have to sell his property - by law! We have a faxed bid of $6000, does anyone want to bid any more than that?" Someone said $6500, Then it was $8000, Then $10,000, We bid $10,500 (our maximum bid that we could come up with at this time) Then someone bid $12,000. "Going once, twice, sold to the gentleman in the black"

We were amazed! The property was worth at least $90,000. We sure would have liked to been able to bid higher - next time we will have a partner.

We are writing to tell you what we thought about your tax lien tele-class. We participated in the class and also downloaded the .mp3 audios to listen again whenever we could. We found the information to be most useful. We did think that you left a lot of time for questions, and actually fielded a lot of participant questions. Ususally with other training classes we have attended (either live in person, or web/tele, etc.) there is little time left for questions. We appreciated the end of your lectures because you took the time to answer all of the questions people had. Please continue to do this, because as beginners, it really helps show your commitment to teaching. It also shows that you are not running away from the information at the end of the session. You were also very patient with some of the folks who have tele-class etiquette issues, very patient indeed.

The class was presented in an orgazized format, well thought out, and comprehensive.

Thanks for the great class. My husband and I learned a ton. After the first class we signed up for the Maricopa Tax sale and bought 700.00 in liens. We were excited, but as we went through the rest of the classes we learned things that would have made our experience a lot better. The searching was hard because we didn't have your guidelines of elimination. All I can say is that we are glad that we pulled the trigger (although a little early) and stopped setting on the side line watching... I know now that I will be much better prepared for the next tax sale that I go to.

I have been researching information on tax liens for the past few months so when I saw your course I was excited and hopeful that you could add some additional insights and ideas to TLCs.

Throughout the course I have been able to gain much insight from your words and council, and better prepared for the obstacles and the opportunities that are ahead.

I found the greatest council from your 3rd lecture on due-diligence. You gave reasons and examples as to why some parcels wouldn't make good investments and gave me a better idea of what exactly to look for when searching for parcels.

I also found it useful that you described how actual tax lien auctions would occur. I participated in the Pima and Maricopa sales in February, however they were online with little difficulty of understanding.

It was important to know that different counties have different requirements on when to register and present personal information, having found that out the hard way with a few Nebraska sales this week. Now having had additional information from you, I will better prepare for up coming auctions 6-8 weeks in advance and hopefully not get caught in the same situation.
